High-Access Modifier: If >20% of panes require ladders >10’ or any panes require ladders >20’, we quote a High-Access rate. Many oceanfront homes qualify.

Skylights; ladders >10′ beyond priority touch-up scope; hard-water/paint removal beyond noted limits; post-construction — quoted separately. We count 4 french squares = 1 pane. If >25% of your panes are french/cut-ups or total french squares exceed 120, we apply a High-Detail modifier.
Any framed section ≈3–12 sq ft = 1 pane.
French panes: 4 squares = 1 pane.
Oversize glass: 12–24 sq ft = 2 panes; 24–40 = 3; >40 = 4+ (quoted on site).
Sliders: each moving panel = 1 pane; side-lite pair = 1 pane.
Yes—text us ≥48h in advance and we’ll slide you to the next route window. We also offer one courtesy reschedule per quarter for members.
Yes. ViewGuard is month-to-month. Cancel anytime with 30-day notice (we’ll finish the current route cycle). Members may pause once per year for up to 60 days. Prepay plans are non-refundable but transferable to a new owner. Touch-Up credits expire at cancellation.
Yes. Deep Reset covers up to 3 panes of light/moderate removal. Oceanfront/Coastal include 1 spot pane/visit. Heavy/etched glass is restoration (per-pane or hourly).
Clean glass dries clean; if you see spotting within 7 days from runoff or debris that has reaccumulated, we’ll reclean affected panes (by request).
We often protect and work around items in the area, and will move items if necessary. We ask that anything you wouldn't like handled, e.g. valuables, that you do so prior to service. We are available to help you with anything large.
Yes—general liability and trade-specific insurance. COI available on request.
We start with the least-aggressive methods and test for coatings first. For bonded mineral/paint removal (not standard cleaning), we’ll review options and risks with you and require a scratch waiver before using razors or aggressive abrasives.
